Florida Quality of Life and More Housing Choice

Gulfshore Business reports that Canopy at Babcock Ranch, a 373-unit apartment community developed by Milhaus, began leasing in December 2023 and has reached about 85% occupancy. The article says the property is nearing the industry goal of exceeding 90% occupancy.

Milhaus independently identifies Canopy as Babcock Ranch’s first multifamily development and confirms that it includes 373 studio, one-, two- and three-bedroom units.

Canopy Adds Apartment Options

Canopy adds apartment choices to a community long known for single-family homes. In the article, Adriana Nelson, vice president of multifamily for Kitson & Partners, said the goal is to give people who come to Babcock Ranch to work an opportunity to rent.

Babcock Ranch’s official website also identifies Canopy and The Flatwoods as its two rental neighborhoods.

Flatwoods Expands Single-Family Rentals

The Gulfshore Business article also highlights The Flatwoods at Babcock Ranch, which includes 246 single-family rental homes. Nelson told the publication that the homes were expected to be nearing full occupancy by fall.

“We need to account for all of the demographics that will come to the city,” Nelson said.

Mixed-Use Growth Adds Retail and Office Space

Housing is only part of the story. Gulfshore Business also reports that B Street is being developed with 140 one- and two-bedroom apartments across two four-story buildings, along with retail and office space. Kitson & Partners’ headquarters will also be located there.

That mixed-use component makes the development relevant beyond residential growth.

Why Florida Quality of Life Matters to Business Growth

For economic development, the connection is straightforward. Nelson specifically tied rental housing to people coming to Babcock Ranch for work. At the same time, B Street is bringing housing, retail and office uses together as the community grows.

That combination makes Florida Quality of Life part of a larger workforce and business-growth story in Charlotte County. More housing types give workers additional choices, while mixed-use development adds commercial space and services around a growing employment center.
